Q -What type of marketing is done to attract potential renters to my property?
A - We will begin with a full property inspection and professional photos. We then draft an attractive property description to attract only the highest level candidates. Our team not only post your listings to many different online sites including social media we also send your listing out to our internal list of hundreds of realtors and real estate professionals to enhance the properties likelihood of placing a high quality tenant quickly. Our professional network of realtors provides you access to thousands of prospective residents.
Q - How long will it take to rent my property?
A - Many times we can fill a vacancy in a matter of days. However, A number of factors go into this, including, location, seasonality, school district, etc. Each home undergoes the same diligent marketing process and attention to ensure we minimize any vacancies to the best of our ability.
Q - When are funds dispersed to my account?
A - We pay owners on the 10th of each month as long as the tenant has paid rent by the 5th and funds have cleared our account.
Q - What is the process in the event a tenant pays late?
A -Rent is due on the 1st of each month. If a rent payment is not received on the 1st of each month we immediately reach out with a phone call, text and email. We will attempt to collect payment from the 1st - 5th using a variety of methods. If rent is not received by the 5th late fees will be incurred and the eviction process may start. This could delay your payment from us that month.
Q - What happens in the event of an emergency at my property?
A - As an experienced property management team, we know how stressful property emergencies can be for residents and Owners. That’s why we’re on call 24/7/365. We have an extensive network of maintenance personnel and sub-contractors available to handle any situations that may arise.
Q - Does PPS assist with repairs if needed? Can I do all the repairs myself if I choose?
A- PPS can handle all repairs regarding your property if you so choose. We do allow owners to make their own repairs if they so choose. Of course, the repairs must be adhere to state and local laws and the property must maintain habitable.
